Roofing Contractor in Lakewood Ranch: Tile Repair, Re-Roofs, and Roof Repair

Tile Roofing Company for Sarasota and Manatee County: Repair, Re-Roofs, and Two-Ply Systems

RAVASA Roofing is a woman-owned tile roofing company serving Manatee and Sarasota counties, with tile repair, tile re-roofs, and two-ply underlayment systems as its core work. The position is plain: “we are a tile roofing company,” not a roofer that also does tile. Homeowners who know how a tile roof is built can protect it for decades, and that knowledge starts below the tile. This page explains what separates a tile roofing company from a general roofer, the tile services RAVASA Roofing provides, how its two-ply system is built, how long a re-roof takes, where it works, what to ask before hiring, what a tile re-roof costs, and whether clay tile is part of the work.

Ravassa recently completed a small addition and remodel of our Florida Room, including new construction and a new flat roof. They also replaced the roof on our entire home. Their team was highly responsive and professional throughout, addressing all our questions and concerns. As first-timers, we really appreciated their transparency and guidance. They helped coordinate design/engineering changes with our drafting company and expertly guided us through the detailed Pinellas County inspection process. Don, the owner, stayed actively involved and checked in frequently. The quality of their workmanship is top-notch, and we’re extremely pleased with the results. We would happily recommend Ravassa to friends and family for any home project.

Josh did a fantastic job of installing our new storm doors. He was a pleasure to work with as were Natasha and all the folks at Ravassa. I can’t wait for my next project so we can work with them again!

Would absolutely work with Ramada again and I highly recommend them. Fast and high quality work, reasonably priced, and even helped pick out shingle colors.

From first contact, to after roof was finished RAVASA Roofing and Construction was professional, informative and thorough. There were “no surprises” to the initial estimate. I was aptly prepared by them for several scenarios. All my questions were answered PROMPTLY prior to the start of the job and also AFTERWARDS. I would HIGHLY recommend this company and will definitely use them in the future for other construction needs.

Ravasa did an awesome job converting our 3rd bay garage into a bonus space. You assured us we could keep the outside looking like a garage for the HOA and give us the space we wanted. We were impressed how quickly the crews worked to get the job done. The communication alone the way was appreciated, we were never left guessing when when workers were going to show up. For our next project you will be the first call we make!

RAVASA did an exterior wall replacement, replacing 7 windows and a door. They also installed new tile floors, a kitchen backsplash, and a mini split AC unit. Chris oversaw most of the work and showed his skills. Tricia handled the backsplash and Don took care of the minisplit. Everyone did a good job and got the work done fast.

We are so thankful to God for The Ravasa Group and their foundation. Through them, he provided a blessing to my grandmother when she needed it most. Because of their generosity and obedience to their mission, she now has a safe and secure roof over her head, and our family has peace of mind. Every person we encountered was kind, professional, and moved with integrity. You can see that this organization truly puts faith into action and serves with excellence and heart. We are beyond grateful for what they’ve done for our family and will always speak highly of the work they do in this community.

The Ravasa team did amazing on my bathroom and accessibility remodel. They thought of every detail and treated my home as if it was their own. The craftsmanship that went into the tle was exceptional. Every person who has seen our new bathroom wants to get theirs done now. The crew respected my home and kept it clean. I didn’t even have to clean up after they were done, I’ve never experienced that with any sort of contractors. I can highly recommend them and I would not trust anyone else to do anything in my Home. I’ve included a few photos of the shower. Project was not completely finished in photos.

What Makes a Tile Roofing Company Different From a Roofer That Does Tile?

A tile roofing company builds, repairs, and schedules a tile roof around the underlayment beneath the tile, while a roofer that also does tile usually treats tile as one more covering. The tile on top can look identical either way. The difference shows up in five places.

AreaA tile roofing companyA roofer that also does tile
UnderlaymentTwo layers of peel-and-stick membrane, plus a third layer at valleys, boots, pipes, and ventsOne fleece-backed layer, the norm in our experience
RepairsTile lifted, underlayment and flashing rebuilt to the deck, tile relaidCaulk or roofing cement applied on top of the tile
SchedulingTear-off scheduled backward from tile delivery, about 10 daysRoof dried in, then often left waiting weeks for tile
Discontinued tileMatched from salvage yards and specialty sourcesFewer options once a profile is out of production
Warranty20 years labor and material on a two-ply re-roof5 to 10 years is typical in our experience

This table shows that the real gap between the two lies in the layers, the repair method, and the schedule, not in the tile itself. In 33 years in the roofing industry, Don Campbell has seen roughly 99 of every 100 roofing companies install a single fleece-backed layer under Florida tile. A tile roof is a system of deck, underlayment, flashing, attachment, and tile, and the guide to tile roofing systems covers each part in depth.

What Tile Roofing Services Does RAVASA Roofing Provide?

RAVASA Roofing provides five tile roofing services: tile roof repair, tile re-roofs, underlayment replacement, discontinued tile matching, and clay and imported tile work. Tile roof replacement and tile roof repair are handled across Tampa Bay, with Manatee and Sarasota as the priority counties.

  • Tile roof repair. The leak on a tile roof is almost always under the tile, in the underlayment, so the repair lifts the tile, rebuilds the membrane and flashing down to the deck, and puzzles the tile back into place. Each method is explained on the page about tile roof repairs.
  • Tile re-roofs. Every tile roof replacement uses the two-ply system described below, with a 20-year labor and material warranty. Details on scope and scheduling live with tile roof replacement in Tampa Bay.
  • Underlayment replacement. Tile roof underlayment lasts 20 to 30 years in Florida, while concrete tile can last 50 to 75 years, so the membrane usually wears out first. When the underlayment beneath the tile reaches the end of its life, the roof needs a new membrane, and the guide to the underlayment beneath the tile explains the materials and the warning signs. ⟦DON: When the tile is sound, do you offer lift-and-relay underlayment replacement, or do you usually recommend new tile? Ballpark price per square if you offer it?⟧
  • Discontinued tile matching. RAVASA Roofing keeps its own tile boneyard and draws on a central Florida yard that has supplied tile for more than 50 years, including imported and out-of-production clay.
  • Clay and imported tile. The work covers concrete tile in every profile, clay barrel tile, pan-and-cover clay, and imported Ludowici clay.

Each of these five tile roof services begins with the same question: what condition is the underlayment in?

How Does RAVASA Roofing Build a Two-Ply Tile Roof System?

RAVASA Roofing builds a two-ply tile roof system in four steps, sealing the deck twice before a single tile goes on.

  1. Base layer. A smooth peel-and-stick membrane adheres directly to the plywood deck.
  2. Flashing and ventilation. Flashing, vents, and other penetrations are installed over the base layer.
  3. Top layer. A fleece-top peel-and-stick membrane covers the base layer and wraps around every penetration.
  4. Targets. A third layer goes on at lead boots, vents, pipes, and valleys, the places most prone to leaks.

Roof pitch decides how the tile attaches: foam-set on regular slopes, mechanically fastened or hybrid on steeper ones. On fastened installs, an 18-inch peel-and-stick strip runs along the eave, so each screw passes through three self-sealing layers. A two-ply tile roof that also receives mortar and flashing maintenance around year 20 can reach about 40 years of service

How Long Does a Tile Re-Roof Take?

A RAVASA Roofing tile re-roof takes about 10 days, because tear-off is scheduled backward from the day the tile is delivered. In Don Campbell’s experience, a common industry pattern is a roof torn off, dried in, and then left waiting weeks or months for tile, often because payment schedules release money at dry-in. Reverse scheduling keeps the deck exposed for days, not seasons.

Property protection is part of the schedule. Crews lay plastic and three-quarter-inch plywood over the driveway for the whole job, and they cover the pool, screen enclosures, landscaping, and outdoor air-conditioning units before the first tile comes down.

Which Sarasota and Manatee Communities Does RAVASA Roofing Serve?

RAVASA Roofing serves Manatee County first and Sarasota County second, and Lakewood Ranch sits across both. The region’s tile is concentrated in golf, club, and Mediterranean-style gated communities, where architectural review shapes every re-roof.

Community rules affect scheduling as much as design. Most communities where we work allow roofing Monday through Saturday from 8 a.m. to 5 p.m., with no work on Sundays, and a community built all in tile requires every home to remain tile.

Each local market has its own conditions, and the pages for RAVASA Roofing as a roofing contractor in Lakewood Ranch, a roofing contractor in Sarasota, and a roofing contractor in Bradenton cover them.

What Should Homeowners Know Before Choosing a Tile Roofing Company?

Homeowners should know that the way a tile roof is built underneath matters more than which manufacturer’s tile goes on top. Three major national manufacturers, Eagle, Westlake Royal, and Crown, supply most of Florida’s concrete tile. In Don Campbell’s experience, homeowners who collect three to five tile quotes often hear three different brand recommendations and end up more confused than informed.

Four questions separate tile roofing companies more clearly than brand names do:

  • Layers. How many layers of underlayment go under the tile?
  • Attachment. Will the tile be foam-set or fastened, and why for this pitch?
  • Timing. When does the tile arrive relative to tear-off?
  • Warranty. How many years of labor and material coverage come with the tile roof?

What Does a Tile Re-Roof Cost in Sarasota and Manatee County?

RAVASA Roofing’s two-ply tile re-roof costs $1,450 to $1,600 per square (100 square feet) in Sarasota and Manatee County. In the Lakewood Ranch market, the per-square quotes we see range from about $1,050 to $1,700, and complete tile re-roofs there typically run $65,000 to $120,000. The full breakdown of tile roof replacement cost in Florida, by tile type and roof size, is in the guide to tile roof replacement cost in Florida.

Yes, RAVASA Roofing installs and repairs clay tile as well as concrete tile, including barrel, pan-and-cover, and imported Ludowici clay. Clay is lighter than concrete, and on homes directly facing the Gulf it is the tile most likely to fail in a major storm, which makes the underlayment and attachment beneath it even more important.
