Roof Replacement Cost in Florida: What to Know About Prices by Material

Roof replacement cost, the installed price of a new roof, includes tear-off, any decking repair, new underlayment and flashing, and the new covering. Knowing what sets that price is how a Florida homeowner protects one of the largest investments in the home. This guide covers what a roof replacement costs in Florida, how the cost changes by material and roof size, the factors that move a quote, and what a two-layer tile roof replacement costs. It then weighs repair against replacement and closes with what to check before signing a roof replacement quote, including insurance, financing, and why the lowest quote is rarely the best value.

Ravassa recently completed a small addition and remodel of our Florida Room, including new construction and a new flat roof. They also replaced the roof on our entire home. Their team was highly responsive and professional throughout, addressing all our questions and concerns. As first-timers, we really appreciated their transparency and guidance. They helped coordinate design/engineering changes with our drafting company and expertly guided us through the detailed Pinellas County inspection process. Don, the owner, stayed actively involved and checked in frequently. The quality of their workmanship is top-notch, and we’re extremely pleased with the results. We would happily recommend Ravassa to friends and family for any home project.

Josh did a fantastic job of installing our new storm doors. He was a pleasure to work with as were Natasha and all the folks at Ravassa. I can’t wait for my next project so we can work with them again!

Would absolutely work with Ramada again and I highly recommend them. Fast and high quality work, reasonably priced, and even helped pick out shingle colors.

From first contact, to after roof was finished RAVASA Roofing and Construction was professional, informative and thorough. There were “no surprises” to the initial estimate. I was aptly prepared by them for several scenarios. All my questions were answered PROMPTLY prior to the start of the job and also AFTERWARDS. I would HIGHLY recommend this company and will definitely use them in the future for other construction needs.

Ravasa did an awesome job converting our 3rd bay garage into a bonus space. You assured us we could keep the outside looking like a garage for the HOA and give us the space we wanted. We were impressed how quickly the crews worked to get the job done. The communication alone the way was appreciated, we were never left guessing when when workers were going to show up. For our next project you will be the first call we make!

RAVASA did an exterior wall replacement, replacing 7 windows and a door. They also installed new tile floors, a kitchen backsplash, and a mini split AC unit. Chris oversaw most of the work and showed his skills. Tricia handled the backsplash and Don took care of the minisplit. Everyone did a good job and got the work done fast.

We are so thankful to God for The Ravasa Group and their foundation. Through them, he provided a blessing to my grandmother when she needed it most. Because of their generosity and obedience to their mission, she now has a safe and secure roof over her head, and our family has peace of mind. Every person we encountered was kind, professional, and moved with integrity. You can see that this organization truly puts faith into action and serves with excellence and heart. We are beyond grateful for what they’ve done for our family and will always speak highly of the work they do in this community.

The Ravasa team did amazing on my bathroom and accessibility remodel. They thought of every detail and treated my home as if it was their own. The craftsmanship that went into the tle was exceptional. Every person who has seen our new bathroom wants to get theirs done now. The crew respected my home and kept it clean. I didn’t even have to clean up after they were done, I’ve never experienced that with any sort of contractors. I can highly recommend them and I would not trust anyone else to do anything in my Home. I’ve included a few photos of the shower. Project was not completely finished in photos.

How Much Does a Roof Replacement Cost in Florida?

A full roof replacement in Florida typically costs $10,000 to $35,000, according to 2026 cost guides published by Florida roofing contractors. In the Tampa area, most full roof replacements fall between $10,000 and $30,000.

Why can two quotes for the same roof differ by thousands of dollars? Three levers set the roof replacement cost: the covering, the size of the roof, and the system underneath the covering. A shingle roof and a tile roof on the same house differ by tens of thousands of dollars because the materials, the weight, and the labor differ. A larger or steeper roof needs more material and more hours. The system underneath, meaning the decking, the underlayment layers, and the flashing metals, is where quotes for the same covering split apart, because that work is hidden once the roof is finished.

Roof Replacement Cost by Material

Roof replacement cost in Florida splits by covering material, as the following table shows for the three most common residential roofs.

Roof typeInstalled cost per sq ftTypical 2,000 sq ft roofFlorida lifespan
Asphalt shingle roof$5 to $8 ($500 to $800 per square)$9,000 to $16,00015 to 25 years
Standing seam metal roof$8 to $15 ($800 to $1,500 per square)$16,000 to $30,00040 to 70 years
Concrete or clay tile roof$11 to $21 ($1,100 to $2,100 per square)$22,000 to $45,000+25 to 50 years as a system

This table shows that a shingle roof costs the least upfront, a tile roof costs the most, and a metal roof sits between them. A square is the roofing unit for 100 square feet, so a cost of $5 per square foot equals $500 per square. The lifespan column follows the roof as a system, because a tile roof outlasts its own underlayment by decades.

Tile carries the widest price range of any covering, and the spread comes from the system under the tile rather than the tile itself. The full breakdown by tile type and layer count lives in our guide to tile roof replacement cost.

Flat roofs follow different pricing because most residential flat roofs in Florida cover small additions rather than whole homes. RAVASA Roofing replaces a typical 300 to 700 square foot Florida-room roof for about $5,000 to $6,000. The repair-or-replace math for those roofs is covered in our guide to Florida room flat roofs.

How Much Does It Cost to Replace a Roof on a 2,000 Square Foot House?

A 2,000 square foot roof in Florida costs $9,000 to $16,000 in asphalt shingle, $16,000 to $30,000 in standing seam metal, and $22,000 to $45,000 or more in concrete or clay tile. Roof area usually exceeds a home’s floor area, because pitch and roof overhangs add surface, so a 2,000 square foot house often carries more than 2,000 square feet of roof.

What Drives the Cost of a New Roof in Florida?

Six factors set most of the roof replacement cost on a Florida home, and the following list orders them by how much they move the price.

  • Covering material: the covering sets the largest share of roof replacement cost, from shingle at the low end to tile at the high end.
  • Roof size and pitch: a larger roof needs more material, and a steeper roof raises roof replacement cost through slower, safer labor.
  • Tear-off and decking: removing the old roof is part of every roof replacement cost, and rotted decking adds $75 to $175 per 4×8 sheet once the old roof is off.
  • Florida code requirements: the Florida Building Code requires a secondary water barrier and specific nailing on a reroof, and those requirements raise roof replacement cost compared with older roofs built before them.
  • Flashing metals and fasteners on coastal homes: copper and stainless steel cost five to six times more than galvanized metal, which is why roof replacement cost on a waterfront home differs by thousands between two quotes, in RAVASA Roofing’s experience.
  • Access and property protection: steep driveways, pools, screen enclosures, and landscaping change roof replacement cost because each needs protection during tear-off.

Coastal homes show the widest gap between quotes. Galvanized flashing corrodes in salt air, often behind stucco where an inexperienced roofer never looks. A quote that specifies copper or stainless flashing and fasteners costs more on paper and outlasts the galvanized version on the water.

What Does a Two-Layer Tile Roof Replacement Cost?

A two-layer tile roof replacement with RAVASA Roofing costs $1,450 to $1,600 per square. The second layer is a full self-adhered membrane under the first, plus extra pieces at every pipe, vent, and valley, so the roof stays dry even if a tile breaks.

The wider market in Lakewood Ranch runs from about $1,050 to $1,700 per square, in RAVASA Roofing’s experience, and the low end of that range usually reflects a single layer of underlayment. On the larger tile homes in Lakewood Ranch, a full tile re-roof commonly totals $65,000 to $120,000, depending on the size and complexity of the roof.

The second layer changes the warranty. RAVASA Roofing backs a two-layer tile roof with a 20-year labor-and-material warranty, compared with 10 years on a single-layer system, and both warranties transfer if the home sells. With a two-layer system and maintenance of the ridge mortar and flashing around year 20, a tile roof can reach about 40 years.

Scheduling is part of the cost of a tile roof replacement, too. RAVASA Roofing schedules the tear-off backward from the day the tile is delivered, which shortens a process that commonly stretches past 90 days to about 10 days and keeps the house from sitting dried-in for weeks. Is Repairing Cheaper Than Replacing the Roof?

Repairing a roof is cheaper than replacing it when the damage is localized and the roof is still young, and replacement becomes the better value when damage is widespread, recurring, or structural. No single cost threshold settles the question. Some guides use 30% of the replacement price as the point where repair stops making sense, while others use 50%.

A real case from a large home in Tampa shows how the math works. Repairs would have cost $14,000, roughly a quarter of the $60,000 price of a full replacement. The owners planned to stay in the home for many years, and they chose the new roof rather than spend a quarter of its price on an aging one.

In RAVASA Roofing’s experience, repairs on a shingle roof begin to stop paying around 10 years of age, and repairs on a tile roof around 18 to 22 years. Those are economic decision points, not lifespans, and a well-kept roof can pass them. The typical price of individual repairs is covered in our guide to Florida roof repair costs, and the full decision process is in our guide to deciding between roof repair and replacement.

What Should You Know Before Signing a Roof Replacement Quote?

A complete roof replacement quote names the underlayment, the flashing, the decking allowance, the permit, the warranty, and the payment schedule. Each of those lines protects the homeowner from a surprise after the old roof comes off.

The underlayment line should state the type and the number of layers. The flashing line should name the metal, especially on a coastal home. The decking allowance should state a price per sheet for rotted plywood found during tear-off, so the final invoice has no open-ended line. The warranty should state its length, what it covers, and whether it transfers to a buyer.

The payment schedule deserves a careful read. Many tile roof contracts collect a large share at signing and another large share at tear-off, which leaves little reason to finish the job quickly, and the house can sit under bare underlayment for weeks. A schedule tied to completed work keeps the project moving. Our guide on how to choose a roofing contractor covers the questions that separate a professional from a sales script.

Does Homeowners Insurance Pay for a New Roof?

Yes, RAVASA Roofing offers roof replacement financing through Roofle, which spreads the cost of a new roof into monthly payments for homeowners who would rather not pay the full amount at once.

Can You Finance a Roof Replacement?

Homeowners insurance can pay for a roof replacement when sudden storm damage causes it, but not when age, wear, or workmanship causes it. Policies exclude wear and tear, deferred maintenance, and faulty workmanship, and coverage depends on the carrier and the cause. The details are in the guide to what homeowners insurance covers on a roof.

Is the Lowest Roof Replacement Quote the Best Value?

The lowest roof replacement quote is rarely the best value, because the gap usually comes from what the quote leaves out. In RAVASA Roofing’s experience, about 99 of 100 roofing companies install a single layer of underlayment, galvanized flashing where copper or stainless steel belongs on the coast, and no written decking allowance. Each omission lowers the price today and shortens the life of the roof, so the cost of a new roof is best compared line by line, not by the total at the bottom of the page.
