Commercial Roof Repair in Tampa Bay: What Owners Should Know to Protect a Building

Commercial roof repair, also called commercial roofing repair, finds and permanently fixes leaks in the roofs of warehouses, retail centers, offices, and condo buildings. Property owners need to know how their roof fails to protect the tenants, inventory, and building beneath it. The right repair depends on the roof system, and metal warehouse roofs have a leak pattern of their own. Flat roofs follow a step-by-step repair method, speed matters more than on a home, and cost and the repair-or-replace decision follow from an inspection. Owners hiring a roofer should know what to check, and finished projects show the work.

Ravassa recently completed a small addition and remodel of our Florida Room, including new construction and a new flat roof. They also replaced the roof on our entire home. Their team was highly responsive and professional throughout, addressing all our questions and concerns. As first-timers, we really appreciated their transparency and guidance. They helped coordinate design/engineering changes with our drafting company and expertly guided us through the detailed Pinellas County inspection process. Don, the owner, stayed actively involved and checked in frequently. The quality of their workmanship is top-notch, and we’re extremely pleased with the results. We would happily recommend Ravassa to friends and family for any home project.

Josh did a fantastic job of installing our new storm doors. He was a pleasure to work with as were Natasha and all the folks at Ravassa. I can’t wait for my next project so we can work with them again!

Would absolutely work with Ramada again and I highly recommend them. Fast and high quality work, reasonably priced, and even helped pick out shingle colors.

From first contact, to after roof was finished RAVASA Roofing and Construction was professional, informative and thorough. There were “no surprises” to the initial estimate. I was aptly prepared by them for several scenarios. All my questions were answered PROMPTLY prior to the start of the job and also AFTERWARDS. I would HIGHLY recommend this company and will definitely use them in the future for other construction needs.

Ravasa did an awesome job converting our 3rd bay garage into a bonus space. You assured us we could keep the outside looking like a garage for the HOA and give us the space we wanted. We were impressed how quickly the crews worked to get the job done. The communication alone the way was appreciated, we were never left guessing when when workers were going to show up. For our next project you will be the first call we make!

RAVASA did an exterior wall replacement, replacing 7 windows and a door. They also installed new tile floors, a kitchen backsplash, and a mini split AC unit. Chris oversaw most of the work and showed his skills. Tricia handled the backsplash and Don took care of the minisplit. Everyone did a good job and got the work done fast.

We are so thankful to God for The Ravasa Group and their foundation. Through them, he provided a blessing to my grandmother when she needed it most. Because of their generosity and obedience to their mission, she now has a safe and secure roof over her head, and our family has peace of mind. Every person we encountered was kind, professional, and moved with integrity. You can see that this organization truly puts faith into action and serves with excellence and heart. We are beyond grateful for what they’ve done for our family and will always speak highly of the work they do in this community.

The Ravasa team did amazing on my bathroom and accessibility remodel. They thought of every detail and treated my home as if it was their own. The craftsmanship that went into the tle was exceptional. Every person who has seen our new bathroom wants to get theirs done now. The crew respected my home and kept it clean. I didn’t even have to clean up after they were done, I’ve never experienced that with any sort of contractors. I can highly recommend them and I would not trust anyone else to do anything in my Home. I’ve included a few photos of the shower. Project was not completely finished in photos.
Rooftop Inspection Under Clear Skies

What Does Commercial Roof Repair Include?

Commercial roof repair includes finding the true source of a leak, repairing the membrane or metal panels, resealing fasteners and skylights, and rebuilding flashing so the repair holds. It treats the roof as a system rather than patching the wet spot on a ceiling tile.

RAVASA Roofing repairs commercial roofs on warehouses, retail centers, offices, and HOA and condo buildings. The same diagnosis-first approach behind our residential roof repairs in Tampa Bay applies to every commercial roof we touch.

What Types of Commercial Roofs Need Repair?

Four types of commercial roofs need repair most often: TPO, modified bitumen, exposed-fastener metal, and standing seam metal. RAVASA Roofing repairs all four commercial roof systems.

Roof systemWhere it is usedWhere it usually fails
TPO commercial roofLow-slope retail, office, and condo roofsSeams, penetrations, and ponding areas
Modified bitumen commercial roofLow-slope commercial and multifamily roofsSeams, flashing, and ponding areas
Exposed-fastener metal (R-panel) commercial roofWarehouses and industrial buildingsFasteners, fiberglass skylights, and panel laps
Standing seam metal commercial roofOffices and newer commercial buildingsRarely leaks when installed correctly

This table shows that each commercial roof system fails in predictable places, which is where a repair inspection starts. Standing seam roofs use concealed fasteners, which is why they so rarely leak; our guide to standing seam metal roofs explains the difference.

Why Do Metal Warehouse Roofs Leak?

RAVASA Roofing contacts Lakewood Ranch homeowners the same day they call or submit an online request and typically schedules the visit for the next day. That timing applies on both sides of the county line. In Don Campbell’s experience, many roofing companies tell homeowners that a sales representative will call back within 24 to 72 hours, which can leave an active leak unaddressed for days. RAVASA’s faster response helps homeowners get the roof inspected sooner so the source of the problem can be identified and the next step can be planned without unnecessary delay.

How Do You Repair a Commercial Flat Roof?

You repair a commercial flat roof by finding the breach, cutting out damaged membrane, and installing a properly welded or torched section that matches the system. A commercial flat roof repair follows these steps:

  1. Locate the breach by tracing moisture, not by guessing from the interior stain.
  2. Remove damaged membrane down to sound substrate.
  3. Install matching TPO or modified bitumen with the correct overlap, heat-welded or torched in place.
  4. Reflash penetrations, curbs, and roof edges around the repair.
  5. Correct ponding where the drainage allows it.

A coating rolled over an unrepaired leak hides the problem rather than solving it, and the leak returns once the coating ages. That difference between a surface fix and a real repair is the same one we explain in how roof repairs should be done.

How Fast Can a Commercial Roof Leak Be Repaired?

A commercial roof leak can be assessed the day after you call, because RAVASA Roofing makes contact the same day and schedules the appointment for the next day. Occupied buildings cannot wait through a sales cycle while tenants move inventory away from a drip.

When water is actively entering, the first visit protects the building and its contents, and the permanent repair follows the assessment. Owners facing storm damage can read about emergency roof tarping in Tampa Bay and how temporary protection works.

How Much Does Commercial Roof Repair Cost?

Commercial roof repair cost depends on the roof system, the square footage, access and height, the number of penetrations and skylights, and tenant scheduling. A repair on an accessible TPO roof with a single breach costs far less than resealing fasteners and skylights across a full warehouse.

RAVASA Roofing provides a written, itemized estimate after inspecting the roof, so owners see exactly what each repair covers before work begins.

When Should a Commercial Roof Be Replaced Instead of Repaired?

A commercial roof should be replaced instead of repaired when repeated repair costs approach the value of the roof’s remaining life. In Don Campbell’s experience, almost every roof is repairable; the real question is whether the repair is worth the money.

A documented inspection answers that question with facts: the age of the system, the condition of the membrane or panels, and how widespread the damage is. Owners can learn what that roof inspection covers before scheduling one.

What Should Property Owners Know Before Hiring a Commercial Roofer?

Property owners should know that a commercial roofer must be fully insured, must document the work, and must specify materials for the building’s exposure. Every RAVASA Roofing crew on a commercial roof works under workers’ compensation coverage, and the company carries general liability insurance on each job.

Documentation protects owners after storms. Photos and written findings from before and after a repair support any future claim, as our guide to roof insurance claims explains.

Coastal buildings need corrosion-resistant fasteners and flashing, because salt air destroys galvanized metal years early. Our guide to coastal roofing materials covers stainless, copper, and aluminum options.

The lease decides who is responsible for roof repairs in a commercial building. Many net leases assign routine repairs to the tenant while keeping roof replacement with the owner, and other leases keep the entire roof with the owner. Owners and tenants should read the lease’s maintenance clause before scheduling work.

No, RAVASA Roofing does not perform condo milestone inspections. Milestone inspections are structural inspections; RAVASA Roofing inspects and repairs the roof itself and occasionally supports reserve studies.

RAVASA Roofing’s commercial roof repair work includes projects at Twin Oaks and LaMouette.

Every commercial roof repair we take on has the same goal: a fast, permanent fix that protects the tenants, the inventory, and the building, across Tampa Bay and the surrounding counties. Owners in Hillsborough can reach a roofing contractor in Tampa for an inspection.
